Getting The Forecast On Tax Foreclosures



Norman Rockwell had a knack for literally making his paintings and drawings worth well more than a paltry thousand words. He captured the American dream in such a way; just one glance still makes you sigh and think wistfully of white picket fences with freshly manicured green lawns. Walt and June Cleaver just did not know how well they had it.

There are very few people who do not, at some point dream of owning a home, complete with walk-in closets and a dog named Spot. It is sad that, for some the dream does not always have a very long shelf life. Whether because of illness, unemployment, personal tragedy, or simple laziness, many are not able to pay their homes' mortgages and/or property taxes. Unfortunately a foreclosure becomes very real and imminent.

Tax foreclosure is not usually on the list when someone is considering buying a home. And maybe it does not make the top ten, but the reality of tax foreclosure should be looked at; you have to know you can afford the property you are interested in, or this is something that you could be facing sooner than you like.

Before you start sweating bullets over that one missed payment, Uncle Sam's lofty all-seeing eye will not be too fixated until you have been delinquent for a few years or more. So breathe. Breathe in, breathe out. No tax foreclosure in your future as of yet.



Is There Writing On The Wall Yet?

For those unfortunate souls who still find themselves in the same pickle after much time has passed, a lien is then enforced by the local government and the property is reclaimed to be auctioned off. The proceeds from said auction are applied to the outstanding debt.

For everyone else, tax foreclosure homes are considered a bargain and possible business opportunity. Buy it cheap, fix it up, and then turn around and sell it for a profit; if you know what you are doing, you can have a good business in flipping real estate. Sometimes the local newspapers will advertise government auctions. Real estate agents may also have inside information to share.

There are particular rules to be abided by in these types of sales. Know you have your financing or backing in place, so there will not be any delays or complications when it comes time to do the paper work.
